Even as the Chief Revenue Officer for one of the region’s largest Fintech companies, my experience buying a home in Dubai last year was far from straightforward. I spent weeks navigating the complexities of the transaction, trying to evaluate communities with very little reliable insight, and negotiating with a seller’s agent who openly admitted he wasn't looking out for my interests. Yet, I still had to pay him a 2% buyer’s commission anyway, simply because that is how it works.

The misalignment is significant. Economists Levitt and Syverson found that when agents sell their own properties, they secure roughly 3.7% higher prices. For that, they only need to leave them on the market for 10 additional days. Yes, that's right. Not months. Days.

Now, apply that incentive gap to a first-time buyer. With mortgage transactions rising and thousands of residents joining the first-time home buyer program, the market is filling with end-users who need, but rarely get, dedicated advocacy.
